Hotel Refurbishment in Sweden: FF&E, Material Databases and Fire Doors

Swedish hotel refurbishment is a documented process. Before a headboard or a door is priced, the project’s environmental coordinator wants to know whether the product is assessed in Byggvarubedömningen or SundaHus, whether the hotel’s Svanen (Nordic Swan) licence allows it, and whether the fire door’s documentation will satisfy the inspector under Boverket’s building regulations. This guide explains how a manufacturer in Turkey answers those questions for hotels in Stockholm, Gothenburg, Malmö and the resort areas.

Material databases: Byggvarubedömningen, SundaHus and Basta

Many Swedish developers and hotel owners require that building products are assessed in one of the Swedish material databases. Assessment is done per product on the basis of content declarations; for joinery that means the board, the lacquer, the adhesives and the hardware. We provide the content declarations and safety data sheets needed for an assessment, and we can work with your environmental coordinator to register product groups for the project.

Svanen (Nordic Swan) and Miljöbyggnad

A Svanen-licensed hotel has rules on the materials that enter it: low-emission boards, chemical restrictions on lacquers and adhesives, and documentation of wood origin. We supply E1 or lower-emission boards, low-VOC lacquer systems on request, and FSC or PEFC chain-of-custody material where required. If the hotel is certified under Miljöbyggnad, the same documentation serves.

Fire doors under BBR

Guest-room doors in Swedish hotels are typically EI30 (often with smoke class Sa and self-closing device C) to EN 13501-2, tested to EN 1634-1. Boverket’s building regulations accept EN-classified doors with verified documentation for the door set as installed; type approval is voluntary but often requested on public or chain projects. We supply test and classification reports and tell you in writing whether a national type approval is needed for your specification.

The refurbishment package

Headboard wall and bed base, wardrobe or open hanging, luggage bench, desk with minibar, bedside units, TV panel, bathroom vanity and mirror, entrance and bathroom door sets; public areas as separate packages. Swedish projects lean toward ash and oak veneer, painted fronts in NCS greys and whites, and linoleum-faced surfaces on desks and panels a distinctly Swedish detail we manufacture with Forbo furniture linoleum.

Programme, customs and delivery

Sweden is an EU member: duty-free import with an ATR certificate, 25 % import VAT reported in the VAT return. Road freight from Istanbul reaches Malmö in about 5–6 days and Stockholm or Gothenburg in 6–7. We produce and deliver floor by floor for live hotels, labelled by room. A 60–120-room refurbishment runs 8–14 weeks from shop-drawing approval, phased.

Mock-up room and installation

One complete room first, approved before production. Installation by your contractor from our drawings, with our supervisor on site for the first floor,  or by our crew.

Do you work with Scandic, Strawberry or other chain standards? Send the chain’s FF&E standard with the RFQ; we build to it.

Can you supply loose furniture and lighting? Fixed and loose joinery are ours; upholstery and lighting through partners or excluded.

What is a realistic pilot? One floor or one room type; most Swedish clients start there.
