Hotel Renovation in Norway: Refurbishing Guest Rooms with Factory-Made Joinery

Norwegian hotel refurbishment has one economic fact at its centre: site labour costs more than almost anywhere in Europe. Every hour a carpenter spends fitting, scribing and finishing in a guest room is an hour the budget feels. That is why the refurbishments that stay on programme are the ones where the joinery arrives finished, labelled by room, and goes in with a screwdriver rather than a saw. This guide explains how Norwegian operators, from mountain hotels in Innlandet to city hotels in Oslo and Bergen, work with us on that basis.

What a guest-room refurbishment package looks like

Headboard wall and bed base, wardrobe or open hanging unit with luggage shelf, desk or vanity with minibar unit, bedside units, TV panel, bathroom vanity and mirror, and the room entrance and bathroom door sets. Everything is built from your room drawings, in your finish schedule, and shipped as a complete kit per room. Public areas (reception, lobby panelling, breakfast room) are quoted as separate packages.

The Norwegian palette

Light oak and ash veneer, painted fronts in soft NCS whites and greys, matte lacquer, solid-oak edges where luggage hits, and wool-upholstered headboards through partners. Veneers are sequence-matched so a bank of wardrobes reads as one surface. We send physical samples before production; NCS colours on a screen are not the NCS colours in the room.

Documentation Norwegian projects expect

•             Fire doors. Guest-room doors are typically EI30-Sa C to EN 13501-2. TEK17 requires product documentation for the door set as installed; many projects ask for a SINTEF technical approval or equivalent third-party documentation. We supply the EN 1634-1 test report and the EN 13501-2 classification report, and we tell you before quoting whether a national approval is needed.

•             Product documentation (DOK). Norway’s building-product documentation rules make the importer responsible for holding documentation on the products used. We deliver a documentation folder per product group: board declarations (E1), lacquer data sheets, hardware declarations.

•             Environmental labels. Svanemerket (Nordic Swan) hotels and Miljøfyrtårn-certified operators ask for documented materials; FSC or PEFC chain of custody is available on request [confirm].

Customs, VAT and delivery

Norway is outside the EU. Turkish goods enter under the EFTA–Turkey free trade agreement with an EUR.1 certificate or an origin declaration, duty-free for these product groups. Import VAT is 25 %; VAT-registered businesses report it in the VAT return rather than paying at the border. Road freight from Istanbul to eastern Norway takes about [6–8] days via Sweden or Denmark; western Norway adds a day or a ferry. We ship DAP to the site or terminal; DDP can be arranged [confirm].

Phasing a live hotel

Norwegian hotels rarely close. We produce floor by floor, deliver in consignments sized to the hotel’s storage, and label every carton by room number. For mountain hotels, the programme is set by the season: rooms must be back in service before the winter season or before Easter, so production is booked backwards from that date. A mid-sized refurbishment of [60–120] rooms runs [8–14] weeks from shop-drawing approval, phased.

Installation: three models

Your contractor installs from our drawings; we send an installation supervisor to lead your team; or our own crew installs [confirm what you offer in Norway]. The first model is the most common in Norway because local contractors know the building and the authorities; the supervisor model is what we recommend for the first project.

The mock-up room

One complete room first, every finish and every hardware item, approved before production starts. On a Norwegian budget, changes found in the mock-up room are the cheapest changes you will ever make.

Frequently asked questions

Can you work with our Norwegian architect’s drawings? Yes; that is the normal starting point. Shop drawings come back for approval in English with metric dimensions.

What about warranty and service in Norway? [State your warranty terms and how replacement parts are shipped.]

Can we start with one floor? Yes. Many operators pilot one floor and continue the following season.
