Hotel Furniture from Turkey: A Buyer's Guide to FF&E, Standards and Lead Times (2026)
By Volkan Kıyan, founder of RVK Mobilya Dekorasyon. Last updated: 23 September 2026.
Quick answer
Turkey is a practical source of hotel casegoods (beds, headboards, wardrobes, desks and bedside units) for projects in Europe, the Gulf and Cyprus. Transit is shorter than from the Far East, different items can travel in one shipment, and flat-packed furniture keeps freight costs down. Before you order, write the right standards into your specification: EN 16121 for storage furniture, EN 15372 for desks and tables and, for UK hotels, BS 7176 Medium Hazard for upholstered seating. Use laminate on horizontal surfaces, and approve a sample room before series production.
What FF&E covers
FF&E (furniture, fixtures and equipment) is everything movable or fitted that is not part of the building structure: beds and headboards, wardrobes, desks, bedside units, seating, lighting and decorative items. OS&E (operating supplies and equipment) covers smaller items such as linen, glassware and room accessories. Within FF&E, casegoods are the panel-based pieces a joinery manufacturer produces: wardrobes, desks, bedside units, headboard panels and luggage racks.
A typical guest-room package
Our standard room package includes:
- Double bed frame with headboard
- Two bedside units, each with one drawer and an open shelf below
- Wall-mounted desk and shelf
- Wardrobe
It is made from melamine-faced MDF and shipped flat-packed, with parts sorted per item, an assembly guide and an assembly video. Sizes, colours and finishes are adapted to your room drawings. Lobby furniture, reception desks and suite joinery are quoted separately.
Choosing materials by surface
A study from Karadeniz Technical University compared lacquer, melamine paper, wood veneer and continuous-pressed laminate (CPL) on particleboard. It recommended CPL for horizontal surfaces and humid conditions, and melamine or lacquer for vertical surfaces in dry conditions [1]. In a hotel room this translates into:
- Desk tops, luggage benches and bedside tops: HPL or CPL, which stand up to luggage, cups and daily cleaning.
- Wardrobe doors, carcasses and wall panels: melamine-faced board, the cost-effective standard.
- Suites, lobbies and feature walls: lacquer or lacquered veneer. See our lacquer vs melamine comparison.
- Vanities and anything near water: every edge sealed; no exposed particleboard.
Standards to write into your specification
| Item | Standard | What it covers |
|---|---|---|
| Wardrobes, bedside units, drawer units | EN 16121:2023 | Safety, strength, durability and stability of non-domestic storage furniture. Level 1 is for general use such as hotels; level 2 for severe use [2]. |
| Desks and tables | EN 15372 | Strength, durability and safety of non-domestic tables. |
| Upholstered seating (UK) | BS 7176 Medium Hazard | Cigarette (EN 1021-1) and match (EN 1021-2) tests plus the crib 5 test of BS 5852. Hotel bedrooms fall in the medium-hazard category [3]. |
| Surfaces | EN 12720, EN 12721, EN 12722, EN 15185, EN 15186 | Resistance to cold liquids, wet heat, dry heat, abrasion and scratching. |
| Formaldehyde (EU) | REACH Annex XVII, entry 77 | 0.062 mg/m³ limit for furniture and wood-based articles from 6 August 2026 [4]. Check with your compliance adviser how it applies to your project. |
What research says about refurbishment timing
A study of 305 renovation projects in a budget hotel chain found that in the three years after renovation, properties gained revenue, profitability and customer satisfaction, while repair and maintenance costs fell. Between three and six years after renovation, revenue and profitability declined, although satisfaction held and maintenance costs did not rise [5].
Two practical points follow for buyers: plan the next refresh before the commercial benefit fades, and specify casegoods durable enough to keep maintenance low for the whole cycle.
Indoor air quality
The finish changes emissions. In a comparison of five surface-finishing methods on MDF and particleboard, heat-cured direct coatings and UV-cured veneer finishes gave the lowest formaldehyde emissions, while PVC film and coated paper increased them [6]. Ask for panel emission documentation, and state the destination country when you request a quotation.
Lead times, shipping and installation
- Samples first: approve finish samples, and for larger projects one complete sample room, before series production.
- Production: depends on quantity and finish. As a reference, a batch of 30 lacquered doors takes us about 10 days; melamine room packages are quicker to produce than lacquered ones.
- Shipping terms: our standard quotations are EXW Istanbul. DDP delivery to Europe is available on request.
- Installation: furniture ships flat-packed with assembly guides and videos for your local installation team. We do not install outside Türkiye.
- Documents and customs: see our guide to importing furniture from Turkey.
Buyer checklist
- Room drawings with quantities per room type
- Required standard for each item (EN 16121 level, EN 15372, BS 7176 for UK seating)
- Board type, edge banding and surface for each component
- Formaldehyde documentation for your market
- Finish samples and a sample-room approval date
- Packing method: flat-pack or assembled, labelled per room
- Delivery terms (EXW or DDP) and who installs
Frequently asked questions
Can different items travel in one shipment?
Yes. Room packages, lobby pieces, doors and kitchens for the same project can be loaded together. This is one of the main advantages of sourcing a whole project from one Turkish supplier.
Do you install the furniture?
Not outside Türkiye. We supply flat-packed furniture with sorted parts, assembly guides and videos, and your local contractor installs it.
Which fire standard applies to upholstered hotel furniture in the UK?
BS 7176 is the usual specification for non-domestic seating. Hotel bedrooms fall in its Medium Hazard category, which adds the crib 5 test to the cigarette and match tests [3].
How often should hotels refurbish rooms?
There is no single rule. Research on 305 renovation projects found the performance boost strongest in the first three years, fading between years three and six [5].
