Luxury Interior Doors for Hotels and Residences: How to Write a Door Schedule That Gets an Accurate Quote

Luxury interior doors are bought through a door schedule, and an incomplete schedule is the most common reason door quotations come back full of assumptions. Assumptions become site problems.

This guide lists, column by column, what an interior door manufacturer needs to price door sets for hotels and luxury residences accurately: openings, handing, fire and acoustic ratings, frames, finishes and hardware.

Quick answer: A door schedule needs one line per door with the door number, structural opening and wall thickness, leaf size and handing, fire and smoke rating, acoustic rating (Rw), leaf construction, face finish, frame type, glazing, the full hardware set and the quantity per type. With these columns, a manufacturer can quote door sets without assumptions.

The 12 columns of a complete door schedule

# Column What to state Why it matters
1 Door number and location One line per door, matching the plans Traceability on site
2 Structural opening Width, height, wall thickness Frames are made for the wall
3 Leaf size and handing Single or double; left or right, and the convention used Wrong handing means a new leaf
4 Fire rating None, EI30, EI60 or FD30/FD60, with smoke class Sets the core, seals and hardware
5 Acoustic rating Rw in dB Changes leaf build, seals and threshold
6 Leaf construction Solid, tubular or fire-resisting core; thickness Price, weight, performance
7 Face finish Lacquer (RAL/NCS), veneer species and grain, HPL Largest price driver after fire rating
8 Frame type Rebated frame with architrave, concealed flush frame, metal Changes the site programme
9 Vision panel Size, glass type, fire rating of the glass Must match the fire evidence
10 Hardware Hinges, lock and function, cylinder, lever, closer, drop seal, electronic lock preparation Must be covered by fire evidence
11 Special functions Access control, panic exit, accessible clear width, ventilation undercut Regulatory checks
12 Quantity per type Count of identical doors Repetition lowers the unit price

Door types that cover most luxury projects

  • Hotel room entrance: fire-rated where the fire strategy requires it, acoustic seals, closer, electronic lock preparation, spy hole; lacquer or veneer.
  • Hotel bathroom: non-rated, moisture-resistant construction, privacy lock.
  • Apartment and villa interiors: lacquered or veneered leaves, concealed or rebated frames, magnetic latches, tall leaves on request.
  • Stair cores and plant rooms: higher fire rating, closer, sometimes a vision panel.

Frames and walls: the detail that saves money

Concealed flush frames are popular in luxury apartments and villas. They are built into the wall before plastering, so frames and leaves are delivered separately. Rebated timber frames with architraves are fitted after finishing and are far more forgiving of site tolerances. Decide early, because the choice changes the programme.

Fire and acoustics in the same door

Fire and acoustic performance can be combined in one door, but both must be covered by the evidence for the complete door set. In England, fire-resisting doorsets will need EN 13501-2 classification by September 2029, and third-party certification schemes track each certified door with a label or plug. Treat any change of seals, glass or hardware as a change to the specification.

What we do with your schedule

We check every line against the structural openings and flag conflicts: a clear opening wider than the structural opening allows, a closer on a bathroom door, a fire rating on a door in a non-fire wall. We then return one price per door type with a summary of assumptions, followed by shop drawings, a finish sample and production. Lacquered door sets start from 30 doors, with 30 door sets made in about 10 days; larger project quantities are scheduled in the proforma.

Door projects we have delivered: complete wooden door sets for a 100-room building in Manama, Bahrain; 125 laminate interior door sets for Kuwait; room doors for a 75-apartment building in Kosovo; and 55 interior doors produced and installed for a state hospital in Northern Cyprus.

Frequently asked questions

Do you have a door schedule template?

Yes. Ask by email and we send an Excel template with the columns above.

Can you quote from plans only?

We can estimate from plans. An accurate price needs the door schedule.

Can one door combine fire and acoustic ratings?

Yes, as long as the evidence covers the complete door set with its seals, glass and hardware.

What is the minimum order for interior doors?

30 doors for lacquered door sets; project quantities are quoted per door type.
