Luxury apartment fit-out is a manufacturing problem disguised as a construction project. Sixty residences in four types means four kitchens, four wardrobe sets and one door family, repeated.

Quick answer: Fit out a luxury residential development with a small set of standard types (two or three kitchen layouts, two wardrobe configurations, one door family) and a controlled finish palette, supplied by one manufacturer. You get one set of shop drawings, one sample approval, one delivery plan labelled by apartment, and fewer interface disputes on site.

Standardise the types, not the apartments

Buyers want choice; production wants repetition. The answer is a small number of types with a controlled palette of finishes that buyers choose from. Every item in the building is then one of a handful of variants, which makes production, quality control and installation predictable. Research on the US furniture industry describes this model, mass customisation, as a successful competitive strategy.

One manufacturer, one interface

Kitchens, wardrobes, bathroom vanities and interior door sets from one manufacturer mean one set of shop drawings, one finish sample, one delivery plan and one point of responsibility. The corridor door, the wardrobe front and the kitchen door match in colour and sheen. It also removes the most expensive conversation on site: whose fault the gap is.

Flat-pack changes the freight equation

Assembled kitchen carcasses are mostly air. Flat-pack carcasses, cut to size and pre-drilled, with assembled fronts, put several times more kitchens on a truck. Phasing with the construction programme

We produce and ship by block, core or floor, in the order your fit-out proceeds. Each package is labelled by apartment number and contains everything for that unit. Deliveries are booked to the site's storage capacity, so nothing arrives before the apartment can take it.

What moves the cost

For a development we price per type and per apartment, so your quantity surveyor can work with the numbers directly.

Compliance and documents

• EU projects: boards meeting the REACH formaldehyde limit of 0.062 mg/m³ for furniture and wood-based articles, in force since 6 August 2026; zero customs duty with an A.TR under the EU–Türkiye Customs Union.
• UK projects: preferential tariff under the UK–Türkiye trade agreement, claimed with an origin declaration on the invoice.
• Wet areas: moisture-resistant boards for kitchens and bathrooms.
• Doors: fire and acoustic evidence where the door schedule requires it.

How early should the manufacturer be involved?

At the sales-launch stage, when types and options are fixed. Late involvement means redrawing.

Can buyers upgrade their finishes?

Yes, within the controlled palette. Upgrades are priced per option and tracked per apartment.

How is the lead time set?

A mock-up apartment comes first. After approval, production of the first block and the following blocks is scheduled in the proforma to match your programme.

Do you install?

Installation is organised per project: your fitters with our drawings, supervision by our team, or an installation team arranged by us.
