Bosphorus Yalı, Villa and Luxury Apartment Renovation in Istanbul: Custom Kitchens, Panelling and Joinery for Listed Waterfront Houses

Renovation on the Bosphorus, from the yalıs and mansions of Bebek, Arnavutköy, Yeniköy, Tarabya, Kandilli, Kanlıca, Çubuklu and Beylerbeyi to Bosphorus-view apartments in Etiler, Ulus and Nişantaşı, runs on custom joinery made to the architect's and restorer's drawings: lacquered kitchens, panelling, libraries, dressing rooms, period-profile interior doors, vanity units. This guide covers what an owner, architect, restorer or foreign buyer renovating a yalı, villa or luxury apartment in Istanbul needs to know: the permit process for listed buildings, materials for the Bosphorus climate, what we manufacture, delivery and installation, timing and pricing basis.

Why the Bosphorus renovates rather than builds

The Bosphorus Law (Law No. 2960) tightly restricts new construction along the shoreline and the front-view zone, so value on the Bosphorus sits in the existing building, and the existing building is renovated (Law No. 2960). Most yalıs and mansions are listed under the Law on the Protection of Cultural and Natural Property (Law No. 2863), and interventions require a decision of the Regional Conservation Board (Law No. 2863). Özlem Atalan's peer-reviewed study of the Ortaköy-Kuruçeşme shoreline shows that reconstruction and repair work on Bosphorus yalıs must be judged by fidelity to the original architectural language, materials and details (Atalan, 2015, Turkish Studies). Indoors, that means joinery faithful to the architect's survey and restitution, with period profiles reproduced correctly.

The buyer side has changed too: according to TurkStat housing statistics, Istanbul is every year one of the top two provinces for home sales to foreigners (TurkStat). Buyers from the Gulf and Europe purchase an apartment or a yalı on the Bosphorus, then renovate the interior, and look for a reliable manufacturer in Istanbul.

In one sentence: RVK Mobilya Dekorasyon (Bakırköy, Istanbul) manufactures custom kitchens, panelling, fitted furniture, dressing rooms, vanity units and period-profile interior doors from your architect's or restorer's approved drawings, delivers and installs within Istanbul, and works with owners abroad in English and Arabic.

Permits for a listed yalı or mansion: who does what

  1. Listing and grade decision: the title deed and the Conservation Board's listing and grade letter are the starting documents.
  2. Minor repair (tadilat and tamirat): for work that does not alter original materials, form or details, a pre-repair permit is obtained from the Istanbul Metropolitan Municipality's conservation office, KUDEB; for Grade I buildings KUDEB first obtains the Conservation Board's opinion. On completion KUDEB issues a repair conformity certificate. Powers and procedure are set out in the KUDEB Regulation of 11 June 2005.
  3. Major repair: where the plan, structure, facade or original interior elements are affected, the survey, restitution and restoration projects prepared by the restorer architect are approved by the Regional Conservation Board, and the work follows the approved project (General Directorate of Cultural Heritage and Museums).
  4. Our role: your architect and restorer prepare the project; we manufacture to the approved drawings and details and execute exactly to the project. Before production we lock profiles, sections and the material list with your architect so that a Board or KUDEB inspection finds the work conforming to the project.

Materials for the Bosphorus climate: humidity, salt, sun

  • On the waterfront relative humidity is high and variable; the north-east wind carries salt and south-facing rooms take full sun. Wood moves in these conditions, and the detailing is built around that.
  • Moisture-resistant MDF (V313 / P3 class) for carcasses, kiln-dried solid timber at 8 to 12 percent equilibrium moisture, all edges sealed, and a ventilation gap behind panelling on external walls.
  • Stainless steel or brass hardware; plated steel is avoided. Blum or Hettich hinges and runners.
  • Two-component lacquer or varnish; period colours matched to RAL and NCS codes or to a sample taken on site.
  • Formaldehyde: E1 and E05 class boards. The peer-reviewed review by Salthammer, Mentese and Marutzky in Chemical Reviews shows that composite wood panels are the dominant indoor formaldehyde source and that emissions are set at the panel stage (2010).

What we manufacture for Bosphorus projects

  • Kitchens: lacquered or natural veneer; classic profiled, Shaker or flat fronts; Blum or Hettich hardware; integrated appliances; marble worktops including Marmara marble.
  • Panelling and fitted furniture: boiserie, libraries, dining-room sideboards, fireplace surrounds, window seats, bay-window and sofa cabinets.
  • Dressing rooms and wardrobes: lacquered, veneered or laminate.
  • Period-profile interior doors: panelled, beaded, arched; with frames and architraves; reproduced from profiles taken off the existing doors.
  • Vanity units, marble and porcelain work; brass or bronze metal details on request.

Finishes: any RAL or NCS colour; antique and patina; oak, walnut, mahogany and other natural veneers. We manufacture from the drawings supplied by your architect or restorer.

Delivery and installation: the Bosphorus has its own logistics

  • The shore road and yalı lanes are narrow: small vehicles instead of trucks, time restrictions on unloading, and at some yalıs delivery by sea from the pier. Planning happens at drawing stage: long pieces and tall units are split to door and staircase dimensions.
  • Packing: corner-protected, stretch-wrapped pallets; parts labelled by room and number.
  • Installation: by our fitting team within Istanbul, to your architect's site schedule.

Timing, price and payment

  • Production 4 to 8 weeks depending on scope and finish; lacquer takes longer. Installation 1 to 3 weeks depending on scope.
  • Prices are per square metre, with separate unit prices for lacquer, veneer and laminate; ranges, minimum order and payment details are in our 2026 price and lead-time guide.
  • Payment: deposit on order confirmation, balance before installation. Transfers from abroad to our EUR, USD and GBP accounts.

For owners who bought from abroad

You do not need to be in Istanbul. We work directly with your architect, send production photos at every stage and correspond in English and Arabic. If you are also renovating in London, the same team applies: see our prime London renovation guide.
